Looking for a farm

Hey there, My family of four is looking for a “farm” type property with at least 2 bathrooms that might (will most likely) need some updating.
With how mortgage rates are skyrocketing and it seems like everyone and their mothers are buying up the last few affordable properties, I figured I would take it here and see if there are any options left.
My husband and I are both Veterans so a traditional VA loan could work.
Our ideal situation would be some acreage, possibly someone who has animals they want to sell with the property (not a necessity) but would like to have paddocks.
I grew up on a farm in NY and know the daily ins and outs of upkeep that come with it.
We are open to rent to own or to take over payments.
