Private landlord or 2nd chance leasing (Charlotte)

Both working adults can provide income 2-4times the rent and letters of recommendation from school official and current landlord.
Credit is fine.
One of the two adults have an eviction filed two years ago and although it was dismissed and no money owed.
It still shows up on rental checks.
We are willing to pay either higher rent or higher deposit to ensure the rent Will be paid.
