The Assistant Property Manager supports the Property Manager in managing all aspects of a portfolio of retail shopping centers including operations, payables, financial processes, tenant and property care.
Ensures that all services are provided in compliance with policies, procedures, regulations, and contractual obligations.
Responsibilities: Assist the Property Manager with administration of all Retail Commercial tenant leases.
Prepare vendor service contracts and assist in acquiring certificates of insurance.
Follow up with vendors to ensure contract obligations are being met.
Maintain and Update Emergency Response Manuals Submit work orders and track for completion utilizing Work Space.
Create and maintain professional working relationship with building owner, tenants, and vendors.
Perform regular tenant visits to ensure adherence to lease and maintain tenant relations.
Perform regularly scheduled building inspections as required.
Work closely with Engineers to ensure evaluations of building systems and assist with scheduling of all required testing and inspections.
Manage tenant accounts receivable.
Review tenant ledgers and generate letters in accordance to the lease.
Complete client monthly financial reports as assigned.
Desired Competency, Experience and Skills: High School Diploma required.
Bachelor's degree preferred.
At least 2 years prior real estate experience.
Including but not limited to, reading and interpreting commercial Leases, basic accounting functions i.
e.
invoice processing, AR/AP, and monthly financial reporting.
Must possess a high level of organization and understanding of commercial real estate.
Successful candidates must be self-motivated and able to work the property(ies) from time to time without oversight.
Must possess strong organizational skills and be able to manage multiple priorities at one time.
Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.
Ability to write routine reports and correspondence Advanced knowledge in Microsoft Office Suite Yardi experience a plus.
