About this role: Wells Fargo is seeking a Commercial Real Estate Portfolio Associate to serve as an analyst on our Triggers Team to support our Commercial Mortgage Servicing (CMS) division.

In this role, you will: Effectively manage or control the operational and financial risk to Wells Fargo CMS associated with conditional events (Triggers) as defined in the loan documents in which Wells Fargo CMS is responsible for servicing Identify, review, monitor, abstract, and provide analysis (Credit Decisions) for commercial loan Trigger Events such as: lockbox and reserve springing impounds related to leases, deferred maintenance on property,Furniture, Fixtures & Equipment (FF&E) triggers, tenant credit ratings, Go Dark tenants and occupancy ratio Work with vendor and other CMS teams (Customize Portfolio Servicing, Commercial Mortgage Backed Securities (CMBS) Asset Management, Real Estate Capital Markets (RECM), Multi-family Asset Management, Assumptions, Leasing, and Modifications) to resolve and provide directions on day to day Trigger related matters Identify Trigger Events, escalating to Asset Management Teams and follow-up as needed Employees support our focus on building strong customer relationships balanced with a strong risk mitigating and compliance-driven culture which firmly establishes those disciplines as critical to the success of our customers and company.
They are accountable for execution of all applicable risk programs (Credit, Market, Financial Crimes, Operational, Regulatory Compliance), which includes effectively following and adhering to applicable Wells Fargo policies and procedures, appropriately fulfilling risk and compliance obligations, timely and effective escalation, and remediation of issues, and making sound risk decisions.
There is emphasis on proactive monitoring, governance, risk identification and escalation, as well as making sound risk decisions commensurate with the business unit's risk appetite and all risk and compliance program requirements.
Required Qualifications: 6+ months of Commercial Real Estate Portfolio Management experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education Desired Qualifications: Strong comprehension and interpretation skills Excellent verbal, written, and interpersonal communication skills Demonstrated ability to learn new software Intermediate Microsoft Office (Word, Excel, Outlook, and PowerPoint) skills Knowledge and interpretation experience with Commercial Real Estate (CRE) loan documents Solid problem solving and decision making skills Strong analytical skills with high attention to detail and accuracy Ability to effectively communicate with varying internal bank personnel, customers, consultants, and external counsel Understanding of the CMBS industry, Pooling and Servicing Agreements and the roles and responsibilities of the Master Servicer and Special Servicer Experience in commercial documentation, preparation & review Strong financial analysis of property cash flows, reviewing property operating statements, property rent rolls, market rents and inspection reports Ability to navigate multiple computer systems concurrently Posting Locations: 550 South Tryon St-Charlotte, NC Required location listed above.
